Relocation horror Stories

We have been involved in the Relocation game for quite sometime.  In Fact, when we were first licensed in real estate in 1997, we decided that this would be a fantastic niche.

And so it was.  Our latest story of relocation comes after we were not the first choice with our most recent clients, they decided to go with a relative who was a realtor.

They set it up with their close relative and they were off.  The problems that presented themselves was the unknown.  There were issues with the advertising of their home for sale.  Problems with the availability of the Sellers Sister.  In fact, the price that was paid in this declining market were quite severe.  While their agent, whom was very new to real estate, stalled and did not property advertise their home, the market continued to decline and they watched 12% to 15% slip away.

Now, I know that when you are selling and buying a home it usually is a wash.  But that is when you can compare apples to apples.  When you are going into the same market.  But with most relocations, we are handling people and families moving out of state.  California is a pretty expensive market, when speaking of the Los Angeles area and the San Francisco Areas – The farther you get away from those hubs of commerce, the less expensive.

But, it this particular example – they were leaving Stevenson Ranch and going to North Carolina.  That extra equity they could have saved would have been great.  But not looking back and Paris and I being thankful they sought us out, we obtained multiple offers within 48 hours after placing the listing on the market and starting the advertising.

I know that nothing had changed – except the advertising, The agents that called explained that they were contacted by their buyers about the listing they had seen on the internet.  Therefore, the internet advertising models that we have in place – work very well.

In fact, it takes 40 hours of work to fully build the Connor and Paris MacIVOR Real Estate Advertisement for each listing we sell.  But usually, we don’t make it that far.
