New homes – new construction – new home builders, these terms are quite popular within the New Housing community. They are typically what the new home tracts are referred to. We have several new home communities in the Santa Clarita Valley. Some have high mello roos and assessments and some do not. Some include solar and other upgrades within their list price amounts and some do not.
Some are located several miles from the freeway and some are not. However, most of the new housing communities in the SCV have some homes that are being sold only a few months after they foreclosed while there are still new homes for sale.
Here is what you need to know about buying new housing. Make sure you are represented by your real estate agent before visiting the real estate office at the new housing tract. If you sign anything, your real estate agent of choice cannot represent you to negotiate, have the price reduced, get more upgrades or watch your six when it comes to dealing with the Sellers Representative. RE: Signing anything. That includes anything that can connect you visiting the new housing model homes without your real estate agent. Examples can be an interest card, notification card, or a pre qualification form. Your name on a napkin will stop the new home builders representative from allow you to have an agent in your corner.
